Local Lawyers you can trust.  We have many years of experience in dealing with solicitors and have selected the best local law firms to join the scheme.  They will do all they can to ensure your transaction proceeds as quickly and smoothly as possible.

A No completion - No Legal Fee Guarantee (this excludes fixed disbursements such as searches and the cost of additional work which may, by agreement with you, be charged).  You no longer have to worry about a hefty legal bill if your sale or purchase does not proceed to completion.

Competitive charges - we have negotiated sensible fee scales with our law firms, so you can be sure you are not paying over the odds and there will be no nasty suprises when you get the final bill.

Online instruction - we can instruct our firms online which removes delays at the start of the transaction and reduces the risk of the transaction not proceeding.  It is a well known fact that the longer a case takes to complete, the more chance of your seller or buyer withdrawing from the transaction.

Online case tracking - by using one of our panel law firms you can access an online tracking system.  Each time progress is made on your case you will automatically be sent an e-mail.  All of our panel firms have invested heavily in people and technology to allow both you and us to monitor the whole transaction on-line.

Frequently asked questions:

Will I be able to go and see my lawyer?
Yes, we have specifically chosen only local law firms who will be more than happy to go through all the documentation face to face.

How do I access my case on the internet?
You will be sent an e-mail with a username and password with a link to the law firms website.  Click on the online tracking button and enter your personal details, then you will be able to see the exact stage your transaction has reached and any case specific notes your conveyancer has recorded.

I do not have access to the internet - why do I need this service?
If you do not use the internet there is still no problem as we will track the case for you in any event.  If you wish to know the up to date position, simply give us a call and we will keep you fully informed.

Can I instruct any law firm I want?
You are completely free to choose any firm you wish.  However if you want to take advantage of this service, our staff will advise you of the local firms who are part of our scheme.  Please remember that most firms do not operate a no sale no fee policy and many have extra charges not always disclosed in their headline quotation.

Will there be any other legal costs?
There are no additional legal fees unless they are agreed with you separately by the law firm.  These will only occur when there are unforeseen problems that will incur additional work.  Disbursement costs such as searches will be charged in addition to fees and again will be confirmed by the law firm.

To ensure compliance with Anti-Money Laundering Regulations, and details of ownership of the property to be marketed we will pass your details on to our identification confirmation company - MoveButler - who will carry out the required checks. This is not a credit check.  There is a charge of £30 inclusive of VAT per vendor, which is non-refundable. A record of this search will be retained by our search provider and by Acres electronically, and or within the relevant property file. You also agree to provide us with any information or documents we request to meet this obligation. We can require sight of documentary proof of address, together with acceptable photographic ID, such as a passport or photo driving licence. We may use both of these methods to meet our obligation. Copies/records may be taken and held on file.

For Buyers:-
